How It Works
A process built around your situation, not ours.
Most real estate investors want you to move fast. We want you to move right. Here's exactly what happens when you reach out — step by step, with nothing hidden.
We're consultants first.
Before we ever discuss a number, we want to understand your property and your circumstances. That first conversation is often the most valuable thing we offer — even if we don't end up working together.
We don't use scripts. We don't manufacture urgency. We ask questions, listen carefully, and give you an honest picture of your options. What you do with that information is entirely up to you.
Tell us about your property
Fill out the property evaluation form or call us directly. Tell us about the property — its condition, location, occupancy status, and what's driving your interest in selling. The more context you share, the more useful we can be.
There's no need to clean up, make repairs, or stage anything. We evaluate properties in every condition — from move-in ready to properties with significant structural, title, or legal complications. Honesty upfront saves everyone time.
Takes about 5 minutes. No commitment required.
We do our homework
We review the property details you've shared — condition, location, comparable sales, any known complications — and determine whether a transaction might make sense. We may follow up with a few questions.
We look at the full picture: market conditions in that specific area, the realistic cost of any repairs or improvements, title and lien history where available, and how the numbers work for both sides. We don't make offers we can't support.
We respond to every inquiry, typically within one business day.
We have a real conversation
If there's a potential fit, we'll schedule a discovery call. We'll walk through what we found, explain how we're thinking about the property, and discuss what a transaction might look like — transparently, on your timeline.
This is where most of the real work happens. We explain how our offer is calculated, what we're accounting for, and what we're not. We encourage you to ask questions, get a second opinion, and take the time you need. No pressure, ever.
You stay in control throughout. There's no obligation to proceed at any point.
You decide — on your terms
If our offer makes sense for your situation, we move forward together. If it doesn't, we'll tell you honestly and, where we can, point you toward alternatives that might serve you better.
Closing is handled by a licensed NJ title company. We cover closing costs. There are no agent commissions, no repair contingencies, and no last-minute surprises. The timeline is flexible — we work around what works for you.
Most closings happen in 2–4 weeks, but we can move faster or slower depending on your needs.
What you can always expect from us
No obligation, ever
Submitting an inquiry doesn't commit you to anything. You can stop at any point, for any reason.
We explain our math
If we make an offer, we walk you through how we arrived at it. No mystery numbers.
We encourage second opinions
Talk to an attorney. Get another offer. Compare your options. We mean it.
Your timeline, not ours
Whether you need to close in two weeks or two months, we work around your schedule.
No fees or commissions
We cover closing costs. There are no agent fees, no repair deductions after the fact.
One person, start to finish
We handle every inquiry personally. You won't be handed off mid-process.
